On June 10, 2024, the Department of Buildings announced the return of the annual No-Penalty Inspection Program, offering free inspections for homeowners, small landlords and business owners citywide.

New Yorkers can call 311 from June 20th through July 31, 2024 to schedule a free no-penalty visual inspection of their properties to get an expert opinion on areas that need repair or for compliance with applicable regulations. The program provides an opportunity for property owners to take advantage of the knowledge of Buildings inspectors without the fear of receiving fines if issues are found.

During these free inspections, inspectors can examine decks and patios, retaining walls, facades for buildings under six stories tall, business signs, unregistered boilers, and unregistered private elevator devices. Inspectors can also answer questions and direct property owners on how to obtain additional assistance from Buildings. For any violations found, inspectors will not issue penalties for a limited time and provide guidance on how to correct the condition.

Buildings Commissioner Jimmy Otto stated, “Back by popular demand, DOB’s No-Penalty Inspection Program can help put building owners on the right path for home or business repairs. Proper maintenance doesn’t just help ensure that a property is kept in a safe condition, it helps owners save money in the long run by avoiding violations and costly structural failures. By offering free, no-risk inspections, we are providing an easy way for building owners to understand the issues currently impacting their properties, and how to get them fixed.”
